What is the application process?

There are NO application or administrative FEES. Credit review, employment and residency verifications and criminal background reviews are conducted by a third party company after you have submitted a completed application. A separate application is required for each applicant and each occupant over 18 years of age. We require current proof of monthly income at least 3x of the monthly rent of your selected apartment. $250 security deposit is required.

What is included in the rent?

Monthly rent includes water & sewer, standard cable TV, monthly pest control, valet trash removal, all maintenance and all amenities.

What is your pet policy?

2 pets per apartment.
$250 refundable pet deposit for the first pet, and $150 for the second pet.
$20 pet rent, per pet, per month.
Breed restrictions apply. There is a 50-pound weight limit.

Can I apply online?

Yes! Choose the “Application” link at the top of our website, follow the instructions to submit your online application. Next, choose the “Online Payments” link to submit your deposit. You must register as a new user and follow the instructions to submit your payment. There is no service charge to submit your payment using the E-check option.

How long does it take to secure an apartment after I go on the Future Residents List?

There is not a specific time period. Length of time is determined by the number of move out notices received each month, and when new residents want the units. Generally, the wait is approximately 4-6 months, depending on the type of apartment.

What is the kitchen/bath package?

There has been an on-going renovation program for the kitchens and bathrooms in select apartments. Some of these apartments have new cabinets and counter tops, built-in microwaves, glass cook-tops, and new lighting.

What is your Electric Utility provider? What is the average utility cost?

Individual utility cost will vary due to apartment size and location and personal usage. Please contact TECO (Tampa Electric 813.288.0800) for an average cost for any specific apartment.

Do you offer short term leasing and/or furnished apartments?

At this time, we do not offer short-term leases. We only offer 12-month leases.

Do you have security?

No, we do not provide security. We have a 24 hour monitored entrance, with Resident Services Staff members available 24/7.

Do you have 3 bedroom apartments?

No, we offer efficiency, studio, one and two bedroom apartments, as well as 2 bedroom town homes.

Do you have a playground?

No, we do not have a playground. We do have 2 large swimming pools, and lighted sports courts.

Do you have assigned parking spots?

There are no assigned parking spaces. All parking is first come, first serve. All residents have parking decals that allow them to park in front of the buildings. We do have carports available for rent.

Do you have washer/dryer connections?

No, we do not have W/D connections in the apartments. There are 2 large laundry facilities onsite, open 24/7.
